2025 Bridgewater Real Estate Market Review – July Thru December
There were 240 homes sold in Bridgewater during the second half of 2025, down 9.4 percent from the second half of 2024. The large majority, 158 or 65.8 percent, were single family units. The remaining 82, or 34.2 percent were condos or town homes. That is a significant difference from 2024 when 75.1 percent were single family and 24.9 percent were town home sales.
For the second half year 2025, the average selling price for a home (condo, town home, single family) was $723,164. That is a decrease of approximately 2.9 percent from the second half 2024 figure of $744,571. Similarly, the median selling price for the second half 2025 dropped 6.3 percent, going from $720,000 in 2024 to $675,000 in 2025. During just December 2025, the average selling price for a home was $723,608 and the median price was $730,000. The average price was a 5.5 percent decrease from the 2024 December price of $765,767 while the median price rose 4.4 percent over the prior December median price of $699,000.
For homes with two bedrooms (mostly condos and town homes), the average price for the second half of the year increased 7.2 percent, going from $421,134 in 2024 to $451,374 for 2025. The median price also showed an increase, jumping 9.9 percent from $405,000 in 2024 to $445,000 in 2025. During just December 2025, the average and median price for a two bedroom home was $412,714 and $420,000. That is a 10.8 percent decrease from the December 2024 average price and a 9.2 percent decrease from the median price which were both $462,500.
Homes with three bedrooms showed yearly loses. The average selling price for a three bedroom home during the second half of 2025 was $599,488, a decrease of 6.0 percent from the average 2024 price of $637,620. The median price dropped 4.6 percent, going from $630,000 during the second half of 2024 to $601,000 during 2025. During just December 2025, a three bedroom home had an average selling price of $596,757, and a mean selling price of $585,000. That is a 9.2 percent decrease from the December 2024 average selling price of $656,878, and a 6.0 percent decrease in the median selling price of $622,500.
The average selling price for a four bedroom homes decreased 1.6 percent from $870,586 during the second half of 2024 to $857,057 during the second half of 2025; while the median price increased 3.4 percent, going from $840,806 during 2024 to $870,000 this past half year. In the month of December 2025, the average selling price was $894,282, compared to $928,563 the year prior, a 3.7 percent decrease. The median price in December increased 2.5 percent, from $853,750 in 2024 to $875,000 in 2025.
For five plus bedroom homes, the average selling price for the second six months of 2025 was $1,058,259, a slight decrease of .1 percent over the 2024 figure of $1,059,460. The median selling price showed a greater decrease, 3.4 percent, going from $1,025,000 during 2024 to $990,000 during 2025. For just December 2025, the average price for a five plus bedroom home in Bridgewater was $1,002,019, increasing 6.6 percent from $940,167 in December 2024. Similarly, the median price jumped 11.6 percent. The December 2025 median price was $980,000 while the 2024 price was $878,500.
The time homes stayed on market, or days on market (DOM), increased from the second six months of 2024 to 2025. DOM refers to the time a home is first listed till it finishes the attorney review period. It does not mean till the closing date. During the two time periods, the average days on market for all homes increased from 27 during the second half of 2024 to 33 in 2025. Days on market for five plus bedroom homes increased significantly from 27 the second half of 2024 to 36 in 2025. Four bedroom homes also saw an increase going from 29 to 31 days. Days on market for three bedroom homes increased from 25 in 2024 to 31 in 2025, while two bedroom homes saw their time on market go from 25 days during the second half of 2024 to 33 days. During December of 2025, DOM for all homes stood at 42, a substantial increase from the 2024 DOM of 36.
Sale price to list price (SP/LP) and sale price to original list price (SP/OLP) showed decreases between the second half of 2024 and 2025. Homes sold at 104 percent of final list price (SP/LP) during the second half 2024, compared to 102 percent during 2025. Similarly, homes sold at 101 percent of SP/OLP in 2025, down from 103 percent during the half year prior. Three bedroom homes sold at the highest SP/LP at 104 percent during the second half 2025, but still a decrease from 105 percent in 2024. Two bedroom homes sold at 103 percent in 2024 dropping to 101 percent in 2025. Four bedroom homes decreased from 104 percent in 2024 to103 percent in 2025. Five plus bedroom homes also decreased from 103 percent during the second half year 2024 to100 percent in 2025. SP/OLP in each bedroom group showed similar movements.
During the month of December for 2025, SP/LP for all homes sold was 100 percent. This compares to 103 percent for the month in 2024. Four bedroom homes sold at a SP/LP ratio at 102 percent. Two bedroom homes sold at 99 percent for SP/LP while three bedroom homes sold at 101 percent. Five plus bedroom homes sold at only 93 percent. For SP/OLP, two bedroom homes sold at 98 percent, three bedrooms at 100 percent, four bedrooms at 101 percent and five plus bedrooms at only 92 percent. For all homes during December, SP/OLP was 99 percent.
At the end of December 2025, the supply of available homes was .66 month’s supply. This compares to 1.1 month’s supply at the end of December 2024, 1.14 at the end of December 2023, 1.62 at the end of December 2022 and, for comparison, 3.94 month’s supply at the end of December 2019. The importance of month’s supply of available homes has been discussed at length in Market Watch. Month’s supply is a key contributor to the seller’s market that has characterized the Bridgewater housing market for the past 60 or so months. And it will continue to overshadow the market unless a significant amount of homes are made available for resale or built. Remember, a balanced market, where supply matches demand, has a six to seven month’s worth of available homes. Right now we are far from balancing that equation. However, it will be interesting to watch the Bridgewater market in the coming months, considering the prices for homes sold, LP/SP, and DOM in 2025 compared to 2024 figures.
